Our Basement Renovation Process

Eleven steps, in the order they happen, and what you hold in your hands at each one. Most of the work is done before construction starts.

Eleven steps

In the order they happen

From the first call to the warranty documents. Design and the permit come first; construction is the short part.

  1. 01

    We call you back

You call, write or book online; we call back at a time that suits you to set the design session and hear what you have in mind.

  2. 02

The design session, at your home

Ninety minutes with the designer. The basement is measured; you tell us how you want to use it and what the house will allow. Then we draw every layout it can have, you pick one, and you leave with its line-by-line price.

  3. 03

The drawing, the 3D model and the 360° VR walkthrough

A measured floor plan, a 3D model you can orbit and a 360° walkthrough you can stand inside in VR at the Vaughan design centre — before you sign anything.

  4. 04

    The itemized quote

Every line priced against the drawing: walls and ceilings, electrical, plumbing, millwork, floors. No allowances and nothing hidden. The cost guide shows a real one.

  5. 05

    Financing, if you want it

Secured and unsecured options through our financing partners, arranged before the contract.

  6. 06

    Finishes at the design centre

Floors, tile, fixtures, fireplaces, bars and millwork chosen from the samples on the floor at 156 Chrislea Road, with the designer.

  7. 07

    Permit drawings and the application

Prepared in-house at $0.00, a $2,825.00+ professional value, and filed as a complete application; Ontario’s Building Code sets a 10-business-day review target for complete house applications. The municipality’s own fee is paid by the homeowner. See permits.

  8. 08

    The schedule, in the contract

A completion date is written into the contract; if we run past it we pay you $250.00 for every day we are late.

  9. 09

    Materials in, site protected

Materials are delivered before the crew arrives and the house is protected; the site is kept clean through the build.

  10. 10

Construction: four to six weeks on site

Framing, insulation, plumbing, HVAC and electrical inspections are booked, attended and answered by us. You follow every stage in the client portal.

  11. 11

    Walkthrough, sign-off, lifetime warranty

The final walkthrough with the designer, the closed permit and the lifetime workmanship warranty documents, in your hands.

Before and after

The same basement, twice

One Vaughan basement at two moments: the day the rough-in passed inspection, and the day we handed it over. Walk through both. The first is the stage that decides everything after it, and the one nobody photographs.

Rough-in, before the insulationSteel studs, wiring, ducting and plumbing, with the inspections passed. Everything that has to be right before a single board goes on.
The same room, handed overAn open room with a games area, the kitchen and bar beyond, and not a service left showing.

Both tours are of one real Harmony project in Vaughan, scanned on site.

In writing

What is fixed before the first wall comes down

The scope, the price, the schedule and the warranty are all written against the drawing. Nothing is decided on site.

Book a design session

Ninety minutes with the person who will draw your basement

At your home or at our Vaughan design centre. No obligation, and no commissioned sales rep. The person who designs your basement also prices it and prepares the permit drawings, so nothing gets lost between people.

  1. 01

    We call you

At a time that suits you, to set the session and hear what you have in mind.

  2. 02

    We measure and listen

We measure the basement and see what the house will allow; you tell us how you want to use it. Then we draw every layout it can have, and you pick one.

  3. 03

You have the price before we leave

Before the visit ends, you have a line-by-line price for the layout you picked, written against a detailed drawing, electrical and HVAC included. The 3D model and the 360° VR walkthrough let you see it before you sign. Within 24 hours of your go-ahead, that same drawing becomes part of the permit package we prepare and submit.
